Basement Renovation
Services in Airdrie

Whether it’s a home renovation that starts below grade or a single-scope upgrade, our basement renovation contractors manage every trade from start to finish – from full basement development to targeted upgrades. Four project types, here’s how they differ.

Full Basement Development

Raw concrete to finished space. That means framing the exterior walls, running electrical wiring and plumbing installations, mechanical systems, insulation, drywall, and all finish work. The result is a finished basement and functional living space built to your specific use requirements. Most homes in newer Airdrie communities have 800 to 1,200 sq ft of unfinished basement sitting under them. The majority of our Airdrie basement development projects start here, turning unused square footage into finished living space.

Basement Remodelling

Already finished but the layout doesn’t work, the finishes are dated, or you want to add a secondary suite. Basements finished between 2005 and 2015 frequently require layout reconfiguration or updated finishes. Scope is determined during an on-site assessment prior to quoting, based on existing conditions and intended changes.

Cellar & Utility Space Upgrades

Spray foam insulation and vapour barriers on exterior walls and rim joists, HRV installation, sump pump replacement, and egress windows – these are the upgrades that protect your foundation, improve energy efficiency, and bring your basement up to code. They can be completed as a standalone project or as the first phase of a full basement development in Airdrie. Whether you’re preparing for a new basement finish or improving an existing one, NJL coordinates every trade, fully permitted.

Basement Bathroom Addition

Adding a bathroom is usually the first scope item to confirm, whether you’re finishing for personal use or building a legal suite. For suites, the bigger requirements are a separate heat source, isolated electrical and mechanical, and sound/fireproofing – these are what drive the real cost and planning difference. NJL handles all of it, fully permitted. See our bathroom renovation in Airdrie page for the full scope.

Legal Basement Suites in Airdrie

Building a legal secondary suite in Airdrie means more than egress windows and a separate entry. Most homeowners miss the harder requirements: a separate heat source, fire and sound separation between units, electrical and mechanical isolation from upper floors, and egress in every bedroom. The entrance itself has clearance, grade, and lighting codes to meet. NJL handles permits, city submission, and all inspections. Move-in ready, fully permitted.

Nick was so great to work with! He’s a perfectionist so everything was done right and finished to a high standard. He was also reasonable with costs, helped us understand the break down of where budget was going and offered alternatives for savings depending on our end goal. We wouldn’t hesitate to work with Nick again on home renovations.

We had a bathroom that I was ready to seal off rather than renovate. Now, thanks to Nick, it's the best room in the house! New laminate floor, fresh ceiling, beautiful paint, tall clean baseboards, and the pocket door to the main bedroom that never closed is gone! He did a beautiful job matching the paint and finishing things on the both sides, you'd never know there was once a hole in the wall into the bathroom. I have recommended Nick to friends all of whom are completely satisfied with his work. He's a detail oriented, efficient, honest, and doesn't talk you into the most expense options but instead suggests the best bang for your buck option. He's also a delight to have around.

Nick, the owner of NJL Construction was amazing! He was professional, personable, didn't try to 'up sell' or use any high pressure sales to win the contract to build a new bathroom in our basement. As General Contractor, Nick handled the entire project from start to finish ensuring his people did an excellent, professional job. The work included breaking the concrete floor, laying sewer pipe and drains, mixing and pouring new concrete, installing water lines, purchasing all the plumbing fixtures and managed the entire installation of the drywall, vanity, mirrors, lighting, new flooring and painting. He even did the incredible tiling of the shower himself and it is perfect. The price he quoted was very fair and the entire project came in on time and on budget. We were more than pleased with the work Nick did and highly recommend NJL Construction.

Nick and co. were recommended by my realtor when I was trying to sell my house. They did a great job refurbishing the mouldings around my fireplace, baseboard repair and other finishing jobs. Nick is a very respectful, clear communicator and the professionalism of his employees was excellent.

I had NJL Const. build an pergola and new swing for my backyard. They did an amazing job. The timeframe quoted for the job was committed to! The yard was always cleaned up each night prior to the day ending. I have artificial turf in the backyard and they took absolute care not to get stain on it!! I absolutely love my swing and would highly recommend this company. Thank you very much! Peter and Kerrie Holowach
